These Terms of Service ("Terms") govern your access to and use of the website at hyvehomebuilders.net (the "Site") and any related services offered by VANTAGE ACQUISITIONS LLC, doing business as HYVE Real Estate ("Company," "we," "us," or "our"). By using the Site or submitting information to us, you agree to these Terms. If you do not agree, please do not use the Site.
1. Who we are

2. Eligibility
You must be at least 18 years old and legally able to enter into a binding contract to use the Site or to submit a request regarding a property. If you submit information about a property, you represent that you are the owner of record, an authorized representative of the owner, or otherwise have the legal right to share that information with us.
3. Informational nature of the Site
Information on the Site — including blog posts, testimonials, project photos, past results, and general descriptions of our process — is provided for general informational purposes only. It does not constitute legal, tax, accounting, financial, or real estate advice. You should consult your own licensed professionals before making decisions about a property transaction.
4. Cash offers and transactions
- Any offer we communicate is preliminary and non-binding until a written purchase agreement is executed by both parties.
- Offers are based on the information you provide, our evaluation of the property, comparable sales, condition, title, and market factors, and are subject to inspection and verification.
- We may revise, withdraw, or decline any offer at any time before a written purchase agreement is signed.
- We are principals buying real estate for our own account. We are not acting as your real estate agent, broker, attorney, or fiduciary, and we do not represent your interests in any transaction.
- Past results described on the Site do not guarantee a similar outcome for your property.
5. Your submissions
When you submit information through a form, chat widget, phone call, or text message, you represent that the information is accurate to the best of your knowledge and that you have the right to share it. You grant us a limited, non-exclusive license to use that information to evaluate your property, contact you, and conduct our business. We handle your information in accordance with our Privacy Policy.
6. Communications consent
By providing your phone number or email address, you consent to receive communications from us related to your inquiry, including by phone call, SMS / text message, and email. SMS messages are part of our customer-care program and may include replies from a team member, appointment coordination, and follow-up about your property. Message frequency varies. Message and data rates may apply. You can opt out of SMS at any time by replying STOP to any text, or reply HELP for support. Consent to receive SMS messages is not a condition of any purchase or service.
Carrier liability:Mobile carriers (including AT&T, T-Mobile, Verizon Wireless, Sprint, Boost, U.S. Cellular, and others) are not liable for delayed or undelivered messages. Delivery of SMS messages is subject to network availability and carrier conditions outside of our control. See our Privacy Policy for full details, including how we protect mobile opt-in information.
7. No purchased, rented, or affiliate-sourced leads
We do not purchase, rent, or accept consumer phone numbers or contact information from lead sellers, affiliate networks, or other third parties for outbound messaging. We only contact consumers who have voluntarily given their information directly to us.
8. Acceptable use
You agree not to:
- Use the Site in any unlawful or fraudulent manner.
- Attempt to gain unauthorized access to any part of the Site or its systems.
- Upload viruses, malware, or other harmful code, or interfere with the Site's operation.
- Scrape, harvest, or copy content from the Site for commercial purposes without our written permission.
- Submit information about a property you do not own or have no authority to represent.
9. Intellectual property
The Site and its content — including text, graphics, logos, photos, videos, and the "HYVE" name and brand — are owned by VANTAGE ACQUISITIONS LLC or its licensors and are protected by U.S. and international intellectual-property laws. You may view and share content for personal, non-commercial purposes only. All other rights are reserved.
10. Third-party links and services
The Site may link to third-party websites or services. We do not control, endorse, or take responsibility for the content or practices of any third party. Your use of third-party sites is at your own risk and subject to their terms.
11. Disclaimers
The Site and all content are provided "as is" and "as available" without warranties of any kind, express or implied, including warranties of merchantability, fitness for a particular purpose, non-infringement, accuracy, or availability. We do not warrant that the Site will be uninterrupted, error-free, or secure, or that any information on the Site is complete, current, or accurate.
12. Limitation of liability
To the maximum extent permitted by law, VANTAGE ACQUISITIONS LLC and its owners, officers, employees, and agents will not be liable for any indirect, incidental, special, consequential, exemplary, or punitive damages, or any loss of profits, revenue, data, or goodwill, arising out of or related to your use of the Site or any communications with us, whether based in contract, tort, strict liability, or any other theory, even if we have been advised of the possibility of such damages. Our total aggregate liability to you for any claim relating to the Site is limited to one hundred U.S. dollars (US$100).
13. Indemnification
You agree to defend, indemnify, and hold harmless VANTAGE ACQUISITIONS LLC and its owners, officers, employees, and agents from and against any claims, damages, liabilities, costs, and expenses (including reasonable attorneys' fees) arising out of your use of the Site, your submissions, your violation of these Terms, or your violation of any law or third-party right.
14. Governing law and disputes
These Terms are governed by the laws of the State of Texas, without regard to conflict-of-laws principles. Any dispute arising out of or related to these Terms or your use of the Site will be brought exclusively in the state or federal courts located in Collin County, Texas, and you consent to the personal jurisdiction of those courts. Nothing in this section limits either party's right to seek injunctive relief in any court of competent jurisdiction.
15. Changes to these Terms
We may update these Terms from time to time. When we do, we will revise the "Last updated" date above. Your continued use of the Site after changes are posted constitutes acceptance of the revised Terms.
